VR (Virtual Reality) house-viewing, online house-telling, big data house-finding, and simulated decoration effect … … Since the beginning of this year, although the epidemic has affected offline services related to residence, various online services based on digital technology have performed well.
A few days ago, RealData, Tsinghua University China Economic and Social Data Research Center and 21st Century Industrial Research Institute jointly released the Report on the Digital Development of Residential Service Industry in China (hereinafter referred to as the Report), which pointed out that the residential service market in China has great potential, and the relationship between supply and demand, policies and technologies are driving the residential service industry into a new digital era.
According to the Report, residential services generally refer to related service activities that satisfy urban residents’ purchase, use, disposal and maintenance of housing, covering community services such as housing development, trading, leasing, property management, urban renewal, home decoration, cleaning and moving. According to the Report, with the advent of the mobile Internet era, the application of technologies such as virtual reality and artificial intelligence, the residential service industry in China is experiencing the accelerated development of digitalization.
Digitally expanding the radius of residential services can be seen from industry data. According to RealData data, in the first quarter of 2020, brokers and consumers on the Ke Holdings Inc. platform jointly launched more than 18 million VR shows, and the call duration of VR shows reached 507,000 hours, an increase of 80 times compared with the fourth quarter of 2019. In the second quarter of 2020, shells launched an average of about 159,000 VR tapes every day, compared with only 11,000 in the same period in 2019.
"On the one hand, in the residential field, whether renting or buying, the demand for residential services such as supporting facilities, decoration and cleaning has been greatly released, and the level and types of demand have been continuously improved; On the other hand, compared with western developed economies, similar industries in China have considerable room for improvement in both the quality and efficiency of residential services. " Li Wenjie, senior vice president of Ke Holdings Inc., said in his interpretation of the Report that in order to solve the shortcomings of the industry, such as "untrue housing information", "unprofessional brokerage service", "unpleasant transaction service" and "poor service evaluation", it is necessary to rebuild the traditional residential service and the new residential service system with the help of digital technologies such as 5G, artificial intelligence and virtual reality, and establish a new digital ecology centered on consumers through standardized services and standardized systems.
According to Sun Yin, director of Deloitte’s strategic consulting, digital tools can reduce useless information and increase matching efficiency to a certain extent, and human factors are also very important in the development of the industry. "The algorithm provides a suitable housing for consumers and increases the probability of successful matching. It can be seen that it is most important to buy a house or live in the future, and to combine online and offline, tools and people very effectively. " Sun yin said.
How to better tap the potential of residential service market?
The Report suggests that for residential service enterprises, first of all, they should enhance their awareness of digital strategy, make preparations for long-term investment, and make coping strategies in advance; Secondly, for enterprises with insufficient capital reserves, it is necessary to leverage the digital infrastructure of the industrial Internet platform to achieve "light investment"; Finally, through continuous training and practice, I have the ability to apply digital tools, and promote the reform of flattening, miniaturization and flexibility within the organization to adapt to the characteristics of fast digital data circulation and short decision-making cycle.
Xu Xianchun, director of the Economic and Social Data Research Center in China, Tsinghua University, said, "Digitalization will bring both opportunities and challenges. In the future, China should continue to increase investment in digital technology research and development, increase the training of digital talents, speed up the open sharing of data, strengthen the construction of new infrastructure, improve relevant laws, regulations and systems, better promote digital transformation and serve high-quality development.
